Most homeowners don't want a lecture on snow loads. They want to know whether the cabana they've been picturing will stand up, what it'll cost to engineer, and when it'll be permit-ready.
That's the conversation we have. Then we go draft it, stamp it, and send it to the people who need it. No drift, no surprise hours, no ghosting between phase one and phase two.
